We came across the website for Wellmade when searching for options of creating an outdoor office/gym for our house in the east bay. It was helpful that the company was from the area and we were able visit and preview some of the finished sheds nearby. were definitely impressed with the design and layout. We had a wonderful experience working with Wellmade. We went with the Presidio model to be used as a two person office and while we were initially concerned that it might feel tight for two workspaces it turned out to be quite comfortable. The project came out great and just as we had imagined. It looks exactly like it did in the pictures. We are also glad we went with some of the extra features like the heated floor and skylight.
We had a custom Sunset 120 sq ft shed made to match our house and I am absolutely thrilled with the experience. It was difficult to find the perfect option for our studio gym and after months of researching options, we contacted Wellmade. Our overall experience with Wellmade was wonderful. From our initial conversation with Ian, to the final touches on the installation, everything exceeded my expectations. Wellmade worked with us to pick out all of the finishes that would match our house and property. The project came out amazing and just as we had hoped. It looks exactly like it did in the rendering. We loved the cedar and metal look of the sheds but unfortunately it did not match our house. We decided to go with the same siding as our house (white hardie plank) and the same sconces.

The process for securing a 120 square-foot office shed in my backyard in Berkeley was seamless with Wellmade. Everything from my initial contact by phone to the final installation was efficient and pleasurable. The dream team of Tim, Tim, and Alexander completed the entire build in one week. I am writing this from inside my Wellmade shed. Less than two weeks ago these same geographical coordinates were just an underperforming bald spot in my backyard. How did I get here, how did I feel along the way and what do I think of my sassy new Twin Peaks work from home office, sanity hut, and sweat lodge? Read on!
I was red pilled into the world of prefab via the Sunset Breeze House back in 2012. I won’t bore you with the details, suffice it to say I fell in love with the idea of a well made modern house that could be built off site and assembled on property.
But like for a lot of people, the idea of putting a Breeze House on a flat, expansive lot here in Marin was just never going to happen. If I was going to dream, I was going to have to dream smaller.
Cut to April 2024. After moving to San Rafael we found ourselves in a house we absolutely loved, but was missing one very important thing — a place to work. At long last, I had my chance to dip my toe, and only my toe, into the world of modern prefab.
I knew I wanted a small shed. I knew I wanted it to feel like a real space. And I knew if I kept to 120 square feet, I wouldn’t need a permit. So the only real question became, who would build it? Actually the question became who would assemble it. Because most shed makers hand you off to someone they don’t really know or they leave you to fend for yourself and find your own contractor. 🤮
This, along with really lovely looking buildings, is what sets Wellmade apart. They build the unit and they assemble the unit. The right hand talks to the left. The left hand talks to the right. And sales talks to project management who, in turn, talk to the guys onsite. Not only can you go and see the factory and the materials, you can also weigh in on the materials and even make requests for special materials if that’s your thing.
Along the way I was kept informed of what I had selected (time between purchase and installation can be a couple months which is plenty of time for me to forget where I wanted the outlets.) And I got daily updates from the crew and project management about what was completed and what was left to do once it building commenced.
The best thing is, once finished, you have the perfect little space that can be whatever you want. Which I think is probably the most important piece of all.

My wife and I are super-stoked with our Sunset shed from Wellmade. The entire experience was positive and we’re really pleased with the build quality and aesthetics of the shed.
The thing I want to emphasize most is the simplicity of the entire process. Most house projects we’ve done in the past have been friction filled. We’ve had to coordinate with various vendors, stress over myriad project details, and research materials without really having confidence in what we’re deciding. I can’t think of one house project that hasn’t had delays because of the difficulty in having the stars perfectly align for all the above (everyone is available, all materials are secured, all plan details are locked down).
Working with Wellmade on our shed was the complete opposite. My wife called it “instant gratification”. We had a couple simple video calls to walkthrough the space and discuss some details. I visited the WellMade office to look at the floor model. Once we decided to pull the trigger and schedule the date we filled out a simple spec sheet for things like wood color, window orientation, air conditioning, etc. When the start date came it was 5 and half days until the shed was done. The crew was amazing, hard working and not at all disruptive. When they finished there wasn’t a trace of construction debris which speaks volumes about their respect for a client’s property.
In the end, we have a quality home office / guest shed that aligns with our aesthetic sensibilities and we got it done with no stress or headaches. Thank you Masha, Andre and Sergey.

We started in 2020 while most of the world was needing extra space to live comfortably. We've seen some great success since then, and we continue to focus on providing extra space to work, live and play.
We comfortably serve all of California and Oregon. Occasionally, we get inquiries from other parts of the country, and we discuss those projects individually to make sure we're a good fit for the project.
We have installed units throughout California. If you'd like to visit one of our client's units, please work with a Wellmade representative to organize a visit. We'll check to make sure it's not disruptive to thier busy schedule.
We use traditional construction methods that meet or exceed the quality standards you're used to; but we've engineered the process to do most of the work in our warehouse. We make panels for our prefab ADUs and prefab sheds that fit together like a puzzle on your property, thereby minimizing disruption on-site. Absolutely! Most of our clients have something custom to fit their individual needs. There are some limitations due to our prefab process, but your sales representative will be best suited to work out those details with you.
We do the work so you don't have to. Our customers say it's the easiest home project they've ever done. Our team of project managers make sure that there's nothing you need to worry about.
Not at all. We're planning to do everything for you with a full turnkey service. That means we can remove an existing structure, connect utilities, and process permits. If, of course, you'd like to do anything yourself with your own contractors, we can remove those details from our scope and quote.
Not really, no. We work closely with you to make sure we understand the project before getting started. Many of our clients go on vacation while we perform the install. However, it would be best to be available on the first day of installation to confirm placement and location.
Our prefab process streamlines installation and we can usually complete the project faster than others. If you have a tight timeline, be sure to communicate it to your sales representative so they can work with you on timing.
Our prefab sheds take about 5-9 days to install, and we usually book those appointments 2-3 months after entering an agreement. Our prefab ADUs take about 4-6 weeks to install, and we book those appointments out 8 months.
We don't offer financing ourselves, but we partner with Renofi to help our clients spread out payments and make their project more affordable.
That's why we do what we do. Our system was designed with those hard-to-reach spaces in mind. Each of our panels can fit through any standard doorway, and everything is hand-carried. If you're getting turned away by other companies due to access constraints, let us know. We love a challenge!
We certainly can, but we usually don't have to. After an intitial introductory call, your sales representative will perform an Virtual Site Visit where you will walk around your property while on a video meeting, and we'll record it. If we see any reason to go to the site ourselves, we'll send someone. But 95% of the time a virtual site visit is sufficient.
Nope. Our prefab panelized process eliminates the need for cranes. Each of our panels can fit through any standard doorway and are carried by hand to the installation site.
You’ve got enough to think about. The unit should be the least of your concerns, which is why we offer a 5-year extended warranty starting from the date of project completion. This covers structural defects resulting directly from our construction work and certain cosmetic issues like:
Damage from vandalism, misuse, natural disasters, or extreme weather is not covered.
Manufacturer Warranties
Any equipment purchased from Wellmade is covered by the manufacturer's warranty, not Wellmade’s. These warranties will be passed on to you as allowed by law.
ADUs typically have a bathroom and kitchen. A home office shed is a single-purpose space that doesn't have plumbing or appliances.
Usually, no. Each prefab shed is designed to not need a permit. However, some jurisdictions may require it. We recommend familiarizing yourself with your city's requirements. Our sales professionals can help with the research.
Each of our sheds have an all-included price from foundation to finishes. We've put the fully-baked price on the website because we know you don't like surprises, and neither do we. The only things that will change the price you see on the website will be 1) any quality-of-life upgrades to make it more comfortable, and 2) any site conditions that aren't standard.

Yes! Our pier foundation system makes building on a slope incredibly easy. Take a look at what some of our customers have done in our project gallery.
We use fiberglass insulation in the walls (R13) and roof (R19), with rigid insulation in the floor (R12).
Ordinarily we use a buried concrete pier system. We do this to allow for building on an uneven area while ensuring that your studio shed is perfectly level.
You bet. Each backyard studio comes with interior outlets, exterior outlet, and lighting inside and outside.
We sure can! Adding a mini split to a shed office is one of our most popular upgrades.
Put simply...everything! We handle the fabrication, installation, foundation, and finishes. We can even prep the site or tear down an existing structure if it helps make your life easier. Our whole goal is to make this the easiest home project you've ever had.
We've simplified the color choices of our studio sheds to make it easy to mix and match. However, if you don't find the colors you want, let us know and we'll work with you to make it just right.
Each city and county has different requirements for setbacks, and we recommend understanding what those are for your area. We need a minimum of 18 inches from any major obstructions to accomplish the installation.
